I'm sure part of saying it correctly is saying it with a ghost accent. I don't think I've spent enough time with or as a ghost to replicate that accent.

Probably not since its not a door but rather a.. uh... thing. In D&D it would be a demiplane. Then again, what constitutes a door is loosely defined so, maybe? It might need to be a physical door - possibly requiring a door knob to speak into - rather than an empty volume of space superimposed over another volume of space.
Now for an interesting question: What happens if you use the portable door on the portal to the RotD? Would it link to the space behind the door in the material world or would it link to the Realm of the Dead?

But is the RotD even in physical space? One might guess so since Annie & Kat are going there to visit, but that can hardly be assumed. Maybe the guys at the RotD just grant an exception to whatever physics laws govern their space whenever they have guests. Even if it is in physical space, who knows how the etheric computer gathers and uses etheric energy to function? Perhaps it uses whomever is calling functions on it to draw energy from whatever's nearby. I have a feeling that would be unwelcome in the RotD. "Why, exactly, did you feel it necessary to turn Frank and a third of Jane, here, into a doorway? You could have just asked the wall..."

Also I can't be the only one who thinks of Clive Barker's Candyman before I think of Beetlejuice.

She may have questions about the superchilled air spilling out, and why the rotd is kept so cold.
