The ether is a substance or energy maybe? Renard called it "the fabric of existence".
The 'parts' of the ether they 'see' are I think psychic or conceptual spaces, but involving some imagery too. Like when you imagine a scene in your head or you dream and forget where you are for a moment until you tune back in with your outer sense organs. So Zimmyham is in Zimmy's mind, but because of her ether-powers, it can bleed into or affect reality as if her mind is a real physical place, so people who otherwise wouldn't be able to see what people are thinking or imagining are able to see and feel the space in Zimmy's mind.
Probably Annie's etheric powers are strong enough (maybe because there's two of her) that her mind in turn can influence Zimmyham a bit now. That may be what we're seeing in this scene, which feels a bit different from The Torn Sea.
Gamma on the other hand, because of her tuning function, seems to be better able (if not perfectly able) to tell whose headspace or dream she is in. She has pretty decent reality-testing. So while she is "in" the ether I think she's probably just in her own thoughts but keeping her 'eye' on Zimmy from "outside" Zimmyham.
It's like when Renard talks to Annie, it's just a kind of way of visually depicting them sharing some thoughts and mental presence in the nonphysical sense.
People can collaborate in the ether, like the fairy/animal kids, and make a space together. Or you get blends of physical objects and the etheric, like with the ROTD, that probably work based on suggestion.
We've seen Kat is not super suggestible so she 'sees' or conceptualizes stuff differently from very etherically-open people like Annie or Zimmy.
Please correct me anybody if I've misrepresented something or you have a different interpretation.
EDIT: Although on second thought this isn't the first time Annie affects Zimmyham. There was that time she thought Kat was in Zimmyham with her, but it turns out her own mind made that up and it was just a memory of Kat. Zimmy and Annie definitely have a specific link that we haven't seen anyone else have with Zimmy. Then again, who knows what Jack saw in Zimmyham which he hadn't wanted to talk about. Maybe it's an ether-apt-person thing. Maybe he saw more of Zimmy's memories, or maybe he re-experienced some of his own, or they blended together. Hm.
